
Epoxy and polyurea are both common garage floor coatings, but they respond very differently to what Oregon's climate actually does to a concrete slab during installation. Here's a direct comparison.
This is the big one for Oregon. Epoxy is chemically sensitive to residual moisture in the slab — apply it to concrete that hasn't fully dried, and you risk adhesion problems or a hazy surface finish (sometimes called amine blush). Polyurea's chemistry is far more tolerant of moisture during cure, which matters in a climate where concrete rarely gets a long dry stretch.
Epoxy typically requires a longer cure window — often 24 to 72 hours before light traffic. Polyurea cures much faster, often within hours, shrinking the installation window needed between rain events.
A properly sealed, seamless polyurea coating gives mold and mildew fewer places to take hold compared to a coating with adhesion gaps or an incomplete seal — a more relevant consideration in Oregon's persistently damp climate than in a dry one.
Epoxy is often the lower-cost option upfront. Given its faster cure, better moisture tolerance, and reduced weather-related installation risk, polyurea's higher upfront cost often evens out when you factor in Oregon's specific installation challenges.
